the exterior walls and roof are finished, structurally, and the carpenters are finishing the interior.

interior 3

↑↑ interior. the interior walls need to be sheathed in parts on both sides with structural grade plywood to work as shear walls. The drawings are pretty clear about which ones these are but the sub-contractor somehow thought he needed to do them all and we didn’t catch it until he was just finishing. We decided to leave them as they are rather than make him take out the extra bits of ply-wood.

The big gap in the wall in back on the photo above is for bringing materials through to the back of the site (the road is just beyond the opening). It will be filled in later.

post last gaps

well, we are finally filling in the last gaps, about a week later than planned, and with some changes on the way. The client asked for some color changes and so did the neighbour. In the interest of happy neighbours we decided to not do some of the noisier demolition work (involving serious jack-hammer power), and changed a color or two. The whole still works ok, and next set of images should be the finished product.

exterior nearly finished

bath door - glass

↑↑ the final part of the inside was finished up this week with the installation of the glass door in the bath, using some rather nice hinges@top and bottom. My camera causes some serious distortion but you can get a feeling for the final product. it is better than we thought it would be actually, which is a nice feeling, for a change…

front

Sometimes, i guess, it is impossible to just draw a line and say something has been finished. This is one of those times.

we had the structural check yesterday and the engineer was happy with the wood walls and roof, and all the major parts are in place and working fine, but there are still some parts of the roof where the structure needs to be filled in. This is going to happen over the next few days, at the same time as plywood sheathing is attached to the exterior walls and to the roof. It seems to be easier for the carpenters to do it this way and we are happy to oblige as long as the engineer is happy.

The steel parts are all finally sandwiched by wood according to the drawings, and the remaining studs are up, so it won’t be long before we start working on the final finishes, inside and out.

wood wall

↑↑ as mentioned in the previous post, the main structure was built out of straight parts, with pre-cut timbers all made the same size. On top of this base a 2nd set of studs was added to create the final shape of the wall. Since there are no straight lines along the roofline this makes construction easier, and cheaper.

if you look closely you can see how the roof over the stairway twists slightly as it drops down to the back of the site.

the neighbouring home under construction is also visible to the left. It is one story taller than our project, but luckily doesn’t block any light, and apart from its volume is relatively unobtrusive.

the basic framing is finished, apart for some of the studs and parts of the roof. The studs that are already assembled were precut, while the ones remaining have to be done on site. The steel plates in the roof all need to be sandwiched by wood on either side before the rest of the structure can be put together. The entire assembly was supposed to take about 2 days, but it looks like we will need one more to finish it off. Still, the final form is pretty easy to imagine now; the entire sequence of spaces feels wonderful to walk through, even in this primal state.

the sloped roof shape will be created by building on top of the basic structure. The beams and columns are otherwise all cut straight and simple, to reduce cost and time necessary on site. This will be easier to see once it is finished and I can take a photo to illustrate.

the tomigaya house is very nearly finished on the inside. with a few items left undone we went forward with the snagging today and owners will move in shortly. things will be tightened up a bit still, but these photos gove a pretty good idea of how it is going to come out.

bath 2

↑↑ bath, with curving floor tiles. the tap for the tub is still remaining, but will be in the same style as the shower/tap combo to the left. there is also a long mirror that will go in above the tiled shelf, across the length of the room.

bath 2

bath 1

↑↑ the one large item remaining here is the glass door, which will be hinged at the top and bottom, about 100mm from the wall so that it can open without problems in spite of the rounded floor.
